  • This house was just about to be listed for sale when we were called in for a mini-consult. The colonial-style home was built in 1989 and still had many original elements in the entryway - like a brass chandelier and 90s-era stair railing and balusters - that made it feel stuffy and dated. We knew potential buyers would be entering the home through this room, so we had to deliver a knock-out first impression. With limited time and budget, we suggested some small but impactful changes to update the space and get it ready for a competitive market.

Here are 3 things we did to give home shoppers a “wow” first impression:
.
1️⃣We painted the drab, Walnut-stained stair railing high-gloss black. This was probably my favorite update to the space because it created such a striking, modern contrast to the traditional space and led your eye up to the two-story entryway.
.
2️⃣We brought in some ultra-modern furniture and accessories with clean lines and materials like chrome and black metal (in the entryway table and lamp) that balanced out the dated colonial elements and created a chic, upscale look.
.
3️⃣We swapped out the dated brass chandelier for an lantern-style bronze pendant (not pictured) that picked up some of the pops of black in the space (stair railing, lamp, picture frames) and continued the thread of modern touches we had woven into the space.

In the end, the updates to this room cost the homeowner around $750 but the impact was huge! It just goes to show you that it doesn’t have to cost a lot to disguise the “flaws” of your decor; all it takes is an artful balancing act!

  • After a seriously exhausting weekend we finally took a real day off! Slept 12 hours at night, took a 3 hour nap and then another 10 hours. For me that’s extremely weird, I usually sleep 6 hours at best but when my body is tired, it’s TIRED! Listen to your body!!! If it’s tired sleep 😴 this is my theory of how I avoid getting sick! So this week we are going up to Waco tomorrow-Thursday to work on a couple small projects. Today we have to fix and print out our emergency exit plans and I’m going to work on a couple pieces of art for the laundry room 😋🤗 #believablediy #homesofwaco #incomeproperty

  • My solution for all the junk, I mean, I’m sorry, “TREASURES” that kids tend to collect is a treasure box. I have one box each for the girls where they can keep whatever they want - mom doesn’t have a say in what they can keep. This durable, affordable and pretty box lives in their closet and has each of their names on it and the mint color coordinates with the wallpaper in their room (the box comes in other neutral colors.) Let’s take a peek inside :

In Reese’s : a white crystal, a key chain from Rome, snow globes, photos, a framed photo from a party, a ticket, a necklace, and a pocket watch from Paris.
•
In Paige’s : also a pocket watch from Paris, a rock, a purple crystal, stickers, a lanyard, pieces of paper, and more rocks.

Now that I type it up, it actually is some cool and cute stuff! Anyway, this system keeps all the thingamabobs (they’ve got plenty. Get it?? Omg I’m such a mom 🧜🏻‍♀️) off the floor and in a safe spot. An extremely simple solution ☺️ http://liketk.it/2ztiC @liketoknow.it #liketkit #organize

  • Did you know that I used to be a realtor? I found out I was pregnant with the twins the day of my last class, and then spent that whole pregnancy year starting my business. Nine years ago, the industry was VERY different, and it was really exciting to see all the new avenues and approaches that are available to agent now.

I always wanted to specialize in Historic Districts here in Phoenix and would spend hours coming up with clever marketing and design for my flyers, and then walk those districts and prospect door to door. The dream of someday buying those old homes up and renovating them into something new and beautiful but with a rich deep story has been in my head for as long as I can remember- even before I was in real estate.Now with the new Air BnB landscape and the endless supply of inspiration from Instagram & Pinterest that pull to create new spaces from old gets stronger every single day.

Now that I have built this new business of content creation, partnering up with people I adore, and building up those relationships in person there's even more little trails leading into the path of renovating homes. Think of the clients we can host! The retreats we can plan! The photoshoots we could create and the videos we could produce! We could host private dinners and pop up boutiques! The possibilities are endless of what we will use the spaces for, but consider this the declaration of the beginning of this journey. This is happening, and it might take some time and lots of thoughtful planning and strategic partnerships-but it's been said a time or two that if you want it, you have to claim it. And I'm claiming our collection of inspiring spaces to stay and create 🙌🏻 Kitchen that I'd LOVE to create in by @lindsaybrookedesign 😍

  • A few weeks ago I shared a #beforeandafter of my #masterbathroom tub area, so here’s one of the opposite wall. (Really a before and during.😬)

So much to tell you here. Originally there were 3 entrances into the bathroom! THREE. The current shower area was one. There was this massive hallway down the center of the #cottage. I closed it up to create my closet and this shower. Where the shower door is, is the old hallway entrance.

Then remember I repurposed one of the old kitchen cabinets in here? (SWIPE to see what it looked like before paint.) There was another door in that area. If you look closely you can see the uneven #shiplap at the top.

Y’all I really love how this space turned out. And trust me, it never looks this sterile, lol.  It’s just the right size and space for me! And PS: That hardwired makeup mirror is probably my fav thing about this entire space. Just flip the ON switch and every wrinkle, imperfection & chin hair 😂 is completely visible for you to see! Lol

We are expecting 2 solid days of rain here today and tomorrow. 😭 But I know that’s nothing compared to the snowmaggedon so many of you are experiencing. Hang in there and try to make it an amazing Tuesday. 💕💕
